What is an EICR?
An Electrical Installation Condition Report (EICR) is a formal, in-depth inspection of a property’s fixed electrical installation — wiring, consumer unit, sockets, and earthing — carried out by a qualified electrician to check it’s safe to continue in use.
How often do I need one?
Landlords in England must renew an EICR at least every 5 years or at each change of tenancy. Homeowners aren’t legally required to get one, but a report every 10 years (or on purchase of an older property) is widely recommended.
What do the C1, C2, and C3 codes mean?
C1 means danger present — immediate remedial action required. C2 means potentially dangerous — urgent remedial action required. C3 is an improvement recommended, not a legal failure. An EICR with only C3 observations still passes as "satisfactory".
What happens if my property fails?
Any C1 or C2 items must be fixed for the report to be marked "satisfactory". Your electrician will provide a written quote for the remedial work, which can usually be carried out at the same visit or scheduled separately.
